For the year 2012 in Turkey apply following tax arrangements:
1. for residential properties tax is 0.11% of the government value of the property 2. for commercial properties tax is 0.22% of the government value of the property 3. for land real properties tax is 0.33% of the government value of the property
The government value of the property is determined by the local authorities and is independent from the sales price of the property (usually is lower than that, by approximately 40-60%).
Property tax for duplex apartments and villas, classified as a luxury, is calculated according to different rules and thus can be expected that this tax will be doubled compared to single-level properties of the same living space.
Property tax is payable in two installments: in the period from March to May the first installment and to the end of November the second installment (of course you can pay it also as one installment).
Exempted of tax payments are retired persons with Turkish citizenship having only one property in Turkey and permanently resident in the area where the property is registered.
Property tax is paid in the City Hall adequate to the location of the property.
Additional taxes associated with owning real estate:
-Sewage and garbage tax - is paid together with the bill for water
* For the commercial property this tax is higher and is paid directly to the City Hall
