BUYING STEP BY STEP Print Email

1.      First of all you have to choose from our wide offer  the property you want to buy.

2.      After you have taken this decision we negotiate with it’s previous owner / developer the conditions of the  pre-agreement.

3.      Now we have to prepare all the documents needed for the transaction (from the buyer are needed only copy of the passport and 4 photographs).

4.      Signing the pre-contract you will also have to make a down payment , which is 10%-25% of the property value. Usually after that you will receive the keys.

5.      The completed documentation is now being send to the Military Office in İzmir and to the Ministry of İnternal  Affairs in Ankara, which will proof it during  12-16 weeks and send back the decision, that the property can be bought by a foreigner and that you can receive the Tapu (the Title Deed).

6.      After receiving the keys you can start furnishing your new apartment or villa. You can do this by yourself with our help or let us do it for you completely – this service Sunlight Estate provides FREE OF CHARGE and with low-price guarantee.

7.      Waiting for the Tapu you may use the property as it’s rightful owner – live there or rent it out.

8.      When the Tapu is ready we will inform you about that fact and select the date, convenient for you,  for the transfer of the ownership.

9.       Both – the selling and the buying party have to meet now in the Land and Buildings Registration Office and sign the consistent declaration of intent to transfer the property rights (unequivocal to an agreement transferring the ownership). As the confirmation of the process The Buyer receives the previously mentioned ownership document – TAPU and is obliged to pay the Seller the amount of money stated in the buy-sell pre-agreement.

10.   İn the case that you are not able or you don’t want to come personally to collect the TAPU  after it is ready, you may also (take this decision during your first visit !) give the power of attorney to do this in your name to a third party (e.g. Sunlight Estate).  İt is a  common solution, comfortable for both sides. You will be able to collect the Tapu at a later date and you can transfer the money due to the Seller  to your own bank account in a Turkish bank (Sunlight Estate is on wish helpful with arranging that). The person with the power of attorney will collect the amount owed and hand it over to the Seller.

 

The above stated 10 points describe  the general scheme of the property buying process in Turkey.
